IAO VALLEY INN ROOM POLICIES
MAUI B&B
The Iao Valley Inn is an exclusive vacation rental property where every guest reservation is very important to us. Iao Valley Inn is a fully permitted Maui Bed & Breakfast under Maui county laws, Permit #BBWK 2013/0002. As such, we are bound by stipulated rules for our Maui accommodations as well as the requirement that our permit number be displayed for all advertising. We suggest you protect your Maui vacation and stay only in places that are legally permitted.
CHECK-IN AND CHECK-OUT
Check-in Times: Between 4:00 pm to 6:00 pm, unless other arrangements are made. Early check-in is difficult if we have a back-to-back booking (guest leaving and new guest coming the same day). However, if you are concerned about luggage in your vehicle before your check-in, we can accommodate storing your luggage until the room is ready.
Check-out Time: No later than 10:00 am, unless other arrangements are made. A late check-out is difficult when we have back-to-back reservations (guest leaving and new guest coming the same day), because the room needs to be cleaned before the next guests arrive. However, if there is a need to store luggage while enjoying your last day on Maui, we can accommodate that.
PAYMENT, DEPOSITS & FEES
Payment, Deposites & Fees: Your credit card will be charged 20% of the full booking total upon booking and the balance will be charged on the same credit card within 20 days of arrival, unless other arrangements are made. Your credit card will be kept on file in lieu of a $500 security deposit, for any missing items and/or damages, excluding normal use.
Cancellations: If cancellation occurs prior to 14 days of arrival, you will receive a full refund, less an administrative fee and any credit card processing fees, if any. Cancellations made within 14 days of arrival will be non-refundable, unless we are able to re-rent. Refund balances will equal the total amount of the re-rented rooms, less an administrative fee and any credit card processing fee, if any. Administrative fees are $100 for the Rooms and $200 for the Cottage.
Cleaning Fee: A cleaning fee for normal housecleaning services is included in the room rate.
Hawaii State Taxes: As required by law, taxes of 14.416% (10.25% Transient Accommodation Tax on room cost only ; 4.166% General Excise Tax on room cost and cleaning fee) is added to your room charge.
Maui County Taxes: Maui County enacted a 3% Transient Accommodation Tax on all vacation rentals booked as of November 1st 2021.
MISCELLANOUS POLICIES
Agricultural Lands: Iao Valley Inn is located on an active farm and therefore not a typical city or suburban accommodation. As well, Wailuku River is located on our property and subject to flash flooding during times of heavy rains and even hazardous to walk during dry times. There is no signage to any and all possible dangers from farm activities, stream use or topography. Guest(s) accepts and assumes all risks in all activities engaged in on this property.
Insects in The Tropics: We are in the tropics so yes, there are bugs. Most are the normal ones you know about (ants, roaches and spiders) but you will also see geckos. As much as our maintenance services usually keeps the bugs outside, geckos are difficult to keep out. Luckily, they are harmless and beneficial by eating the smaller bugs. For the record, Hawaii does not have snakes, bears and mountain lions! You can help as well by not leaving food out.
Pets: No pets are allowed.
Smoking: Hawaii State law prohibits smoking in enclosed areas and within 20 ft of windows and doors. Please, smoking is prohibited inside the rooms and on the lanai at all times, including electronic cigarettes.
RENTALS
ORCHID ROOM
The Orchid Room offers guests a private outside entrance and covered lanai to enjoy breakfast, reading and relaxation. This newly remodeled room is bright and airy with elements to ensure each guest feels at home on the beautiful island of Maui.
PALMS ROOM
The Palms Room offers a private outside entrance and covered lanai to enjoy breakfast, reading and relaxation. This newly remodeled room is perfectly decorated to reflect the natural beauty of Maui and allows for an intimate and comfortable stay in Hawaiian paradise.
COTTAGE
The detached one bedroom private cottage includes direct views of Wailuku River from your bedroom window, a private full kitchen, covered lanai and a an American Whirlpool “HOTTUB”. Relax or exercise outdoors on your personal Lanai and Gazebo.
